Bigger homes, wooded lots, and systems in their second decade

Keller's population grew from about 4,500 in 1980 to roughly 45,000 today, and most of that growth came as larger single-family homes, many built in the late 1990s and 2000s. A lot of those homes are two stories with two or more HVAC systems, and many original systems are now at the age where replacement becomes the smarter investment.

Two-story homes often fight an upstairs that runs several degrees warmer than the first floor. Zoning, duct adjustments, or a properly sized replacement can close that gap. And because Keller sits on the western edge of the Eastern Cross Timbers, many lots have mature oaks, which means leaves and debris collecting around outdoor units.

In older neighborhoods like Bear Creek Estates and Old Town Keller, ductwork and insulation can be decades old, so a duct inspection is often the first step toward better comfort and lower bills.

Keller HVAC questions

Not sure what your two-story home needs? Call us at 817-863-1841.

Why is my upstairs so much hotter than downstairs?

Heat rises, the upstairs sits under a hot attic, and upstairs rooms are often at the end of the longest duct runs. Balancing the ducts, adding zoning, or correctly sizing the upstairs system when it's replaced can even things out.

My home has two AC systems. Do both need maintenance?

Yes. Each system has its own coils, drain line, and parts that wear out, so each one should get its own spring and fall tune-up. Total Comfort is $289 per year, per system.

My Keller home was built in the late 1990s. Is my AC due for replacement?

If the system is original, it's well beyond the typical 15 to 20 year lifespan, and replacement likely makes more sense than major repairs. Older units may also use R-22 refrigerant, which is no longer produced in the U.S. Our repair-or-replace guide walks through the decision.

Do oak trees affect my outdoor unit?

They can. Falling leaves, twigs, and pollen collect on the condenser coil and block airflow, which makes the system work harder. Keep a couple of feet clear around the unit and have the coil cleaned at your spring tune-up.
